Collins & Associates provides quality Director-only valuation advice and detailed market commentary for individual self storage clients, banks and financial institutions, covering markets throughout provincial and suburban Australasia.
Malcolm Collins has created and maintained relationships with property and credit personnel at major banks around the country for many years and is nominated as a specialist self storage valuation expert on bank panels nationally.
Valuations for first mortgage security, public prospectus, asset value, lending and purchase / sale negotiation purposes regularly form part of the Australasian practice. Well researched and knowledgeable reports provide business background understanding and lend comfort to individuals and institutions utilising this experience.
Collins & Associates maintains an ongoing involvement with the Self Storage Association of Australasia (SSAA) and Malcolm regularly addresses meetings and presents papers concerning industry and valuation matters to Members, banks, financial lending organisations, corporates and institutions.

A growing focus for the practice over time has become smaller country and provincial businesses where local valuation and consulting expertise is very limited. Malcolm has an ongoing involvement with the Self Storage Association of Australasia (SSAA) and frequently presents papers about industry and valuations matters to Association members.

Experience
- I have a substantial amount of direct experience valuing facilities and providing consultancy advice to the industry (including to “greenfield” and start-up facilities) nationally for more than 20 years in all States and New Zealand.
- My valuations and consultancy advice has been undertaken or called upon and utilised for properties that range from small, agent-operated facilities in country towns/provincial centres to major inner city/CBD facilities (in the 50 to 1,000+ unit range), as single operations or as portfolio and institutional assets.
- My input and advice has included working with many smaller SSAA members and other non-aligned and independent operators to improve their businesses. (I have also undertaken such work on an industry-wide basis).
- My work has also included valuations and consultancy for a number of local and interstate owner operators and their bankers, and portfolio appraisal work.
- I have been a registered valuer for over 35 years.
- My experience is both broad based and specialised.
- It has covered all facets of property valuation and consultancy including major portfolio and financial reporting assignments nationally and, in the 1990’s, in South East Asia and China.

- Contributing industry commentary regularly via website articles, the SSAA Insider magazine and webinars and valuer meetings.
- Board, Personal and Service Membership of the SSAA for some 30 years and since July 2012, as the specialist Collins & Associates self storage consultancy.
- Southern Region Representative through the early 2000’s and then Service Member Representative on the SSAA Board from 2012 to 2016, and Treasurer from 2014.
- Hosting valuation panels, discussions and Q&A sessions at SSAA National Conferences with owners and interested parties and attending various industry events around the country (and in New Zealand) as the valuer/property consultant – including meetings and commentaries last held in early in 2020, pre COVID.
- Foundation Member of the Self Storage Association of Asia in 2014 and attendance at Conferences over time, most recently in Shanghai in May 2019 as a Supplier Member.
- I participated in a valuation panel discussing multiple property markets, International valuation methods and also regarding leasehold interests in Tokyo.
- Attendance at the Fedessa/SSAUK Conference in Stockholm in October 2014 and participation in a four-valuer panel discussing property market issues and valuation methods in Europe and Australia.
- The writing of articles for the industry including An Overview of the Australasian Market in 2013 for the SSAA Insider magazine, articles over time for the SSAAsia In-Store magazine since 2015 and occasional pieces for the Sentinel Security, Storman and StorCo newsletters and monthly blogs, plus our C&A website. My most recent contributions to The Insider and StoreFlash occurred in late 2023 and mid 2024.
- Regular presentations for industry-based-webinars, addressing seminars and holding discussions with SSAA members regarding general and specific self storage and wider valuation matters referencing economic and
market conditions, at Association Quarterly Meetings in all States since the early 2000’s. - Storage King State and National conference attendances as a preferred Valuer, with Storage King financiers, owners and operators in the past. Our valuer panel rotation recommenced for portfolio reporting work in early 2024.
- Addressing enquiries from interested participants and potential investors and developers in this industry on a regular basis, including consultancy work for owners and investors from local areas, interstate and overseas (eg South Africa, Asia, America, the UK and New Zealand).
- Liaising with and educating banks and financial institutions around the country regarding self storage as an asset class, including provision of detailed reporting formats to major Bank representatives in New Zealand for valuer benchmarking purposes in early 2011.
